How an Offset Account Can Save You Thousands (With Real Numbers)

An offset account is one of the simplest ways to pay less interest without changing your budget. Every dollar you keep in it reduces the balance your interest is calculated on. Here's what that looks like in real numbers.

The basic idea

If your loan is $600,000 and you have $30,000 in an offset account, you pay interest on $570,000 instead.

At 6.49%, that's about $1,950 less interest in the first year, and you still have full access to your $30,000.

Example 1: A steady $30,000 balance

Loan: $600,000, 30 years, 6.49%, repayment about $3,788 a month.

If you keep $30,000 in your offset for the life of the loan and keep paying the same repayment:

  • Interest saved: about $153,000
  • Loan paid off: about 3 years and 4 months early

Example 2: $50,000 balance

Same loan, $50,000 kept in offset:

  • Interest saved: about $234,000
  • Loan paid off: about 5 years early

Example 3: Start small, keep adding

Most people don't start with a big balance. Say you start with $10,000 and add $500 a month to your offset (never spending it):

  • Interest saved: about $270,000
  • Loan paid off: almost 6 years early

These figures assume the rate stays at 6.49%. Real results depend on rate changes and how your balance moves.

Why offset beats a savings account

Interest earned in a savings account is taxed at your marginal rate. Interest saved through an offset isn't income, so it's effectively tax-free.

If you're on a 30% marginal tax rate plus Medicare levy, a savings account would need to pay about 9.5% before tax to match a 6.49% offset.

Making the most of your offset

Put your salary in it

Have your pay deposited straight into your offset. Even if you spend most of it during the month, the average balance is higher, and interest is calculated daily.

Use a credit card for spending (carefully)

Some borrowers put everyday spending on a credit card with an interest-free period, leaving cash in the offset longer, then pay the card in full. Only do this if you always pay the card off in full. Remember the card limit affects your borrowing power.

Keep your emergency fund there

Your buffer does double duty: it's available if you need it, and it cuts interest while it waits.

Use multiple offsets

Some lenders allow several offset accounts on one loan. You can separate bills, savings and holidays while every dollar still offsets.

Is an offset worth a package fee?

Many offset accounts come with a package that charges an annual fee, often around $395. If your average offset balance is $10,000 at 6.49%, you save about $650 a year, more than the fee. Below about $6,000, the fee may cost more than it saves, unless the package also gives you a rate discount.

Full vs partial offset

A full offset offsets 100% of the balance. A partial offset may only offset a percentage, like 40%. Always check.
