First Home Buyers in Queensland: The $30,000 Grant and Duty Relief

Queensland first home buyers can get a $30,000 grant on new homes and pay no stamp duty on new builds. Here's the 2026 guide to QLD grants and concessions.

Queensland currently offers some of the most generous first home buyer support in the country, especially if you're buying or building new. If you're weighing up a move north, or you're already a Queenslander looking to buy, here's what's on offer.

First Home Owner Grant: $30,000

Queensland's grant for new homes is $30,000, three times the NSW and Victorian amount.

  • Property: new homes, including house-and-land packages, off-the-plan units and owner-builder homes
  • Value cap: under $750,000
  • Status: the state committed to continuing it for contracts signed from 1 July 2026

The grant usually lands at settlement for a completed new home, or at the first progress payment when you're building.

Eligibility basics

  • 18 or older
  • Australian citizen or permanent resident
  • Haven't owned and lived in a home in Australia since July 2000
  • Move in within a year of settlement and live there for at least six continuous months

Stamp duty for first home buyers

New homes

Queensland abolished transfer duty for first home buyers buying a new home, with no price cap. That includes off-the-plan purchases and vacant land you'll build on.

Established homes

  • No duty on homes up to $700,000
  • A tapering concession above that, ending just under $800,000

On a $650,000 established home, that means paying no duty at all, a saving of well over $10,000 compared with the standard home concession rate.

5% Deposit Scheme

Queensland caps are $1,000,000 for Brisbane and regional centres, and $700,000 for the rest of the state.

Help to Buy

The Brisbane price cap is $1,000,000. Queensland has also run its own shared equity program, so compare both if your income is within the caps.

First Home Super Saver

Available as everywhere else.

Putting it together: a Brisbane new build

Ben and Sarah are building a house in Logan with a land and construction value of $720,000.

  • First Home Owner Grant: $30,000
  • Stamp duty: $0 (new home)
  • 5% Deposit Scheme: $36,000 deposit, no LMI

The grant almost covers their entire deposit. In NSW, the same build would get a $10,000 grant at most.

The Brisbane market in 2026

Brisbane had a huge run of growth through 2024 and 2025. Through 2026 it has cooled, with Cotality reporting a 1.5% fall in September alone and sales volumes down sharply. For first home buyers that can mean less competition and more room to negotiate, but it also means valuations need checking carefully.

Building in Queensland: a few cautions

Builder checks. Look up any builder on the QBCC licence register. Check their financial history if you can.

Fixed-price contracts. Variations can push your total over the $750,000 grant cap, so watch the extras.

Construction loans. Funds are released in stages. Your lender will want a fixed-price building contract and plans. We explain how it works in our guide to building your first home.

Flood mapping. Parts of south-east Queensland are flood-affected. Check council flood maps and get insurance quotes before signing.

Frequently asked questions

Can I get the $30,000 grant on an established home?

No. It's only for new homes. Established homes may still get the stamp duty concession.

Can I use the grant if I'm moving from NSW?

Yes, as long as you meet the eligibility rules and live in the Queensland home as required.

Does the $750,000 cap include land?

For a build, yes. The cap is the total value of the home including land.
